Here are the costs of a typical Real Estate Transaction and what you may end up paying.

Within the sales price of a home there has traditionally been costs included to cover commissions and title fees. While there are no set commission rates, it is best to anticipate a buyer to have representation with whom they have agreed to compensate in some way. This is usually through commissions included in the transaction / sales price. Title fees are negotiable as well and are usually a sellers expense. Title fees usually run just under 2pct. I will gladly discuss what a buyer may ask for in "closing cost assistance" to cover various buyers expenses, including compensation to their agent. I generally quote commissions, title fees and buyers assistance as between 6.5 - 7pct. There would also be adjustments to your bottom line such as compensating the buyer for pro rated taxes, HOA dues and any other running expenses attached to the property. Any other mortgages or liens would be settled at closing as well.

No matter the reason, you deserve to yield as much from your sale as possible. I understand this and am able to offer the terrific rate of 1.75pct on the sellers side through 2025. There would still be a suggested buyers side expenses and traditional seller title fees to factor. I am happy to discuss these fees, your estimated proceeds and a successful game plan with you.

While transactions do go sideways on occasion, I'll do my part in keeping things flowing in a timely manner.

My handy skills, education and licensing can be put to work.

I am willing to roll up my sleeves, break a sweat and do what it takes to make your property stand out versus the competition. I have done from minor adjustments to doors and sprinkler heads to painting to full on rehab of properties. Landscaping, window cleaning and regular maintenance are no issue. I am open to creative ways to finance these improvements before hitting the market. I also have relationships with different contractors within the industry to help get your home in the ideal selling condition or to have contingencies in place for repairs and replacements that may be anticipated.
